Construction Warranty Manager
Position Purpose:
The ideal candidate will be responsible for the management of all warranty requests after project completion and close out. As part of Varitec Solutions team, our expectations are that you will be a team player, placing our internal/external customers first.
Essential Functions
- Managing Post-Construction Warranty Claims
Managing warranty requests after project completion—everything from minor punch-list items to major defects. This includes coordinating and scheduling site inspections, validating claims against contract terms, and coordinating and scheduling repairs. - Interpreting Contracts & Warranty Terms
Construction warranties are tied to contracts, not just policies. The manager must interpret agreements to determine coverage periods, responsibilities, and exclusions for Varitec and its subcontractors. - Coordinating Subcontractors & Trades
Repairs are usually performed by the original subcontractors (plumbing, electrical, roofing, etc.). The Warranty Manager schedules, follows up, and ensures work is completed to standard. - Coordinating jobsite visits
- Frequently job sites visits by Varitec field personnel, subcontractors and engineers will be required to provide root cause analysis to assess issues firsthand. Determining whether a problem is due to workmanship, materials, design flaws, or owner misuse is critical—especially for cost recovery and liability.
- Managing Warranty Reserves & Costs
- The manager tracks spending against this budget and identifies trends that could impact profitability across projects.
- Managing Spare Parts Inventory
- In some instances a spare parts inventory will be maintained in our warehouse, the management and restocking of this inventory will be required.
- Documentation & Legal Protection
Detailed records are essential. Maintaining logs of claims, communications, photos, and repair actions to protect the company in case of disputes or litigation. - Customer (Owner) Relations
The manager is the main point of contact for the customer—balancing responsiveness with protecting Varitec from unjustified claims. - Quality Feedback Loop to Operations
Recurring issues are fed back to project managers and development teams to improve future builds and reduce warranty exposure. - Compliance with Building Codes & Standards
Ensure all repairs and warranty work comply with local building codes and standards, often referencing guidance and support from Varitec resources. - Closeout & Warranty Period Management
It will be required to track warranty expiration dates and may coordinate and schedule pre-expiration inspections to resolve issues before coverage ends. - The role is relationship-driven and detail oriented, success depends on managing subcontractors, maintaining strong documentation, and preventing small issues from turning into costly legal disputes.
Competency and Experience
- Minimum of four (4) years’ experience in the construction industry.
- Ability to use Windows applications primarily Word, Excel, and Outlook.
- Ability to read, analyze and interpret written instructions and construction project documents as they apply to aforementioned duties and responsibilities.
- Ability to define problems, gather data, establish facts and draw valid conclusions.
- Ability to make judgments after analysis of available information and respond with a timely decision.
- Ability to plan work and sequence priorities.
- Ability to speak articulately one-on-one or to small groups.
- Ability to compose articulate and grammatically correct written communication.
- Ability to handle conflict.
Education and Certification
- Bachelor’s degree or equivalent combination of education and experience.
- Other technical experience such as military, on the job training programs, etc. may meet this requirement as determined by local management.
